Abu Dhabi's climate gives pests an easy life. Warm temperatures year round, air-conditioned buildings that hold humidity, and dense tower living mean an infestation in one apartment rarely stays in one apartment. Most of the callouts we handle are not the result of an unclean home, but of a building that gives pests somewhere to travel.
This guide covers the pests we see most often in Abu Dhabi, what a professional treatment actually involves, and the questions worth asking before you book anyone.
The pests we see most in Abu Dhabi
Cockroaches
German cockroaches are the most common complaint, particularly in older tower blocks and villa kitchens. They travel between units through shared plumbing risers, waste chutes and wall cavities, which is why treating a single flat often gives short-lived results. Effective treatment uses gel baits at harbourage points rather than surface sprays alone.
Bed bugs
Bed bugs arrive with second-hand furniture, luggage and, in shared accommodation, movement between rooms. They are the hardest pest on this list to clear, because eggs survive most single treatments. A proper programme means at least two visits spaced around two weeks apart, plus hot-washing of bedding and treatment of soft furnishings.
Ants
Pharaoh and ghost ants find their way in through window frames, balcony doors and gaps around pipework. Over-the-counter sprays often make things worse by causing the colony to split and relocate. Baiting is slower but actually removes the nest.
Rodents
Mice and rats turn up most in ground-floor units, villas with gardens, and anywhere near food outlets or waste collection points. Alongside baiting and trapping, the real fix is proofing: sealing gaps around service penetrations, drain lines and door sweeps.
Termites
Subterranean termites damage skirting, door frames and any timber meeting a wall. Because the damage stays hidden until it is significant, termite work is a soil treatment and barrier rather than a spot spray.
Mosquitoes and flies
Standing water is the driver: plant saucers, blocked balcony drains, water features and pooling around external units. Treating the breeding site matters far more than fogging the air.
What a professional treatment involves
- Inspection. A technician identifies the species, finds the harbourage points and works out how the pest is getting in. Treating the wrong species wastes a visit.
- A written plan. You should be told which products will be used, where, and what to do before and after, particularly if there are children, pets or anyone with respiratory sensitivities in the property.
- Treatment. Targeted application where it matters, not a blanket spray of every room.
- Follow-up. Most infestations need a second visit to break the breeding cycle. Anyone promising a single-visit cure for bed bugs or cockroaches is overselling.
- Proofing advice. Sealing gaps, fixing drainage and adjusting waste storage is what stops the problem returning.
How often should you treat?
For a home with no active infestation, a preventive treatment two to four times a year is usually enough in this climate. Restaurants, staff accommodation, nurseries and clinics generally need a scheduled monthly or quarterly programme, both because the risk is higher and because inspections expect a documented pest control record.
Choosing a provider
- Ask to see the company's pest control licence. Licensed operators in Abu Dhabi are required to hold one, and it is entirely reasonable to ask.
- Ask which products will be used, and request the safety data sheet if anyone in the property is pregnant, elderly, asthmatic or very young.
- Ask what the follow-up policy is, and whether it is included in the quoted price or charged separately.
- Be wary of prices far below the market. Underdosing and skipping the second visit is how a cheap treatment becomes an expensive recurring problem.
- Get the scope in writing: which rooms, which pests, how many visits.
Before the technician arrives
- Clear under sinks and inside low kitchen cupboards so harbourage points can be reached.
- Store food, crockery and pet bowls away.
- For bed bug work, strip beds and have bedding ready for a hot wash.
- Arrange for pets to be out of the property for the stated re-entry period.
- Do not clean skirting boards or spray anything yourself in the days beforehand: it interferes with baiting.
Pest control and cleaning work together
A large share of repeat infestations trace back to something a thorough clean would have removed: grease behind an oven, food debris under units, a drain that has never been cleared. If you are dealing with a recurring problem, pairing treatment with a deep clean is usually what finally breaks the cycle. The same applies at handover, where a move-in or move-out clean is the right moment to treat an empty property, before the furniture goes in.
For businesses, the same logic applies to scheduled office cleaning, and to kitchen extraction and grease trap maintenance, where build-up is the food source that keeps bringing pests back. Households with regular help often catch problems earlier too, simply because someone notices the first signs; that is one of the quieter benefits of housemaid services.
